Hourly vs Monthly Therapy Room Rent in India: What It Really Costs
By Aditya Kumar, counselling psychologist · Updated 18 October 2026
Short answer: unless you see enough in-person clients every week to fill a room, renting by the hour costs less than a monthly lease. With typical prices the line falls somewhere around 8–10 in-person sessions a week, and a lease only wins above that if you fill the room consistently. The sum below lets you check your own numbers in two minutes.
What hourly therapy rooms cost today
These are the hourly prices of individual therapy rooms listed on TherraSpace in October 2026:
| City | Lowest | Typical (median) | Highest |
|---|---|---|---|
| Bangalore | ₹350/hr | ₹499/hr | ₹1,000/hr |
| Mumbai area | ₹400/hr | ₹500/hr | ₹800/hr |
| Pune | ₹300/hr | ₹399/hr | ₹700/hr |
| Hyderabad | ₹250/hr | ₹375/hr | ₹500/hr |
Group therapy rooms and workshop spaces are priced per session instead, from ₹850 to ₹3,500 depending on size.
On top of the room price there is a small processing fee per booking (₹15 on bookings up to ₹500). There is no deposit, no lock-in and nothing to furnish.
What a monthly lease really costs
The monthly rent is only the visible part. When you lease a room or a small clinic, add:
- Security deposit. Commercial leases usually ask for several months' rent upfront. That money is locked away for the length of the lease.
- Maintenance and utilities. Building maintenance, electricity (air-conditioning adds up), internet and water.
- Furnishing. Two good chairs, a side table, lighting, curtains or blinds, a rug, and sound treatment for the door and walls. Most of this is a one-time cost, but it is real money in year one.
- Housekeeping. Someone has to clean the room and the washroom.
- Lock-in. Many leases have a lock-in period. If your caseload drops or you move, you keep paying.
- Empty hours. This is the cost most therapists forget. You pay for the room 24 hours a day, 30 days a month, but you might use it for 15 or 20 hours a week.
The break-even sum
Add up everything a lease costs you in a month: rent, maintenance, utilities, housekeeping, and the furnishing cost spread over the months you expect to stay. Call that M.
Take the hourly price of a comparable room near you. Call that H.
Break-even hours per month = M ÷ H
Divide by 4.3 to get hours per week.
Example (illustrative numbers, use your own): a lease that costs ₹20,000 a month all-in, against a ₹500/hr room:
- ₹20,000 ÷ ₹500 = 40 hours a month
- 40 ÷ 4.3 ≈ 9–10 sessions a week
If you see fewer clients than that in person, hourly is cheaper. If you see more, and you see them every week, a lease starts to pay off.
Questions that decide it
How steady is your caseload? A new practice often has 3 clients one month and 12 the next. Hourly rent moves with your income; a lease doesn't.
How many of your sessions are online? Many therapists in India now work hybrid. If two-thirds of your sessions are online, you only need a room on the days you see clients in person.
Do you need one fixed location? Clients like a familiar room. You can get most of that benefit by booking the same room at the same time each week. On TherraSpace you can also ask us to set up a weekly or monthly arrangement with a space.
Do you need a specific kind of room? Play therapy, couples work and group sessions need different rooms. Hourly booking lets you use a play-therapy room on Saturdays and a quiet one-to-one room on weekdays without leasing both.
Is this your long-term base? If you plan to grow into a team practice in one area, a lease can make sense once the numbers support it. Many therapists start hourly and move to a lease once they are consistently above break-even.
When each option makes sense
Rent by the hour if:
- You are starting out or rebuilding a caseload
- Most of your sessions are online and you need a room a few days a week
- You work in more than one part of the city
- You want to test a new area before committing
Take a monthly lease if:
- You are consistently above break-even, every week
- You need the room set up exactly your way, permanently
- You plan to share it with colleagues and can fill the empty hours
A middle path: lease your own room and list its empty hours by the hour on TherraSpace. Other therapists cover part of your rent, and your break-even drops. See list your space.
