How to Earn From Your Clinic's Idle Hours

By Aditya Kumar, counselling psychologist · Updated 18 October 2026

Most therapy rooms are empty more often than they are used. A practice that runs weekday afternoons leaves mornings, evenings and weekends unused, and the rent is the same either way. Renting those hours to other therapists turns that empty time into income, without changing how you run your own practice.

Who rents therapy rooms by the hour

    • Therapists who work mostly online and need a room one or two days a week for in-person clients
    • Therapists starting a private practice who are not ready for a lease
    • Therapists who travel between areas and want a room near certain clients
    • Practitioners who run groups or workshops and need a bigger room for an evening or a weekend
    • Child and play therapists looking for a suitable room for a few hours

They are trained professionals using the room for the same kind of work you do.

    Which hours to offer

Start with the hours you are sure you don't need:

    • Early mornings before your first session
    • Evenings after your last session
    • Weekends, if you don't work them
    • Days you work online or from another location

Set those as available hours and keep the rest for yourself. You can change them at any time. If your own caseload grows, simply take hours off.

    How to set your price

Look at what similar rooms near you charge. On TherraSpace in October 2026, individual therapy rooms are typically around ₹400–₹500 an hour in Bangalore and the Mumbai area, and around ₹400 in Pune. Rooms with soundproofing, a waiting area, parking or a central location can charge more.

Group therapy rooms and workshop spaces are priced per session, not per hour; listings today range from ₹850 to ₹3,500 a session depending on size.

A good approach: start at a fair price, get your first bookings and reviews, then adjust.

    What you earn

Listing is free. TherraSpace takes a commission only when you get a booking:

    • 10% on individual session bookings
    • 15% on group and workshop bookings

    Examples:

    Your priceCommissionYou receive
₹500 per hour, individual room₹50 (10%)₹450 per hour
₹2,000 per session, workshop space₹300 (15%)₹1,700 per session

If you rent out 10 idle hours a week at ₹500, that is about ₹4,500 a week, or roughly ₹19,500 a month, from time your room would otherwise be empty.

After each completed booking, your earning is paid to the bank account you add in your TherraSpace settings.

    How your space stays protected

Letting other people use your room is a matter of trust. These are the safeguards built into every TherraSpace booking:

    • Paid upfront. Therapists pay online when they book, so you are never chasing payment.
    • One-time check-in code. Each booking has its own code, so you know who is using your room and when.
    • Confirmed availability. You confirm the room is ready 24 hours and 2 hours before each session.
    • Buffer between bookings. An automatic 15-minute gap between bookings gives you time to reset the room.
    • Cancellation rules that pay you for late cancellations:
      • Therapist cancels 48 hours or more before: full refund to the therapist.
      • Therapist cancels 24–48 hours before: half the room price is refunded and you receive your share of the other half.
      • Therapist cancels less than 24 hours before: no refund, and you receive your full earning for that booking.
      • If you cancel a confirmed booking, the therapist gets a full refund, so cancel only when you must.

Before you list: a quick checklist

    • Decide which hours you can reliably offer every week
    • Make the room ready to hand over: chairs, lighting, tissues, water, a clean washroom
    • Decide how a visiting therapist gets in and where clients wait
    • Take clear photos in daylight: the room, the seating, the waiting area and the entrance
    • List every amenity honestly; it will be checked during verification
    • Read the Space Owner Agreement, including your responsibilities for GST and invoices

    How listing works on TherraSpace

    1. Create your listing with photos, amenities, price and available hours.
    2. We verify the room: a Google Maps address check, then an in-person visit (in Bangalore) or a video call or video showing the room and every amenity you listed. How we verify spaces.
    3. Therapists book and pay online. You confirm readiness and they check in with a code.
    4. You get paid to your bank after each completed session.

    List your space for free.
